Buyer’s Inspection
If you’re in the market to buy your first home, second home, or a vacation home—then this is the inspection for you! We’ll examine each readily accessible area of the property to figure out the home’s strengths and where it needs improvement, giving you the facts so that you’re able to make an informed decision. A moisture meter may be used at no extra cost to check for plumbing leaks or moisture that has made its way through the exterior structure and into the home.
Pre-Listing Inspection
Selling a home comes with its own set of challenges, and it can be helpful to have the home inspected before making a listing. This gives the seller a clear idea of their home’s condition, allowing them to take any steps that are necessary to make sure that negotiations with a buyer go smoothly—including the possible scheduling of repair work and the honest disclosure of known defects.
Annual Home Maintenance Inspections
An annual home maintenance inspection can go a long way in protecting homeowners from unnecessary expenses and threats to personal safety. We strongly recommend scheduling this inspection yearly so that we can look over your home for defective components or systems that are showing early signs of failure. This is a great way to learn about your home and to keep it in good condition—and if your home happens to be a vacation home, then you’ll be able to ensure that your property remains in good shape even while you’re away.
11th Month Warranty Inspection
This inspection should be scheduled before a year has passed since moving in to your new home. Within the time frame of that first year, most homes are protected by a builder’s warranty. We’ll inspect the property for any issues, informing you of our findings so that you can save yourself money in the event that your warranty covers the necessary repair expenses.
4 Point Inspection
Insurance agencies often require a home to meet their minimum property standards before they’ll agree to providing coverage. This inspection will make sure that the four most important areas of a home are in acceptable condition: the roof, plumbing system, electrical system, and HVAC system. If there are no major issues with any of these areas, most insurance providers will consider issuing a policy.
Re-Inspections
If we’ve pointed out any issues with a home during a previous inspection, we can return to the property to inspect the defective component a second time once necessary repairs have been made. We’ll make sure that the original issue has been corrected and that there’s nothing going on that would call for further repairs or maintenance.
Radon Testing
Radon is an odorless and invisible gas that under certain conditions can rise up through the foundation of a home. Although radon naturally occurs underground, the gas is radioactive and can be harmful to people who are exposed. In fact, it is the second leading cause of lung cancer in the United States. We have the specialized training and equipment required to test for radon, and we recommend this inspection for homebuyers and current homeowners alike.
